Who needs a home inspection?
If you are buying a home, you do.  A home inspection is an important opportunity to evaluate the condition of the property.  No home is perfect, but understanding the condition of the home is critical.  Also, items that could cause injury or property damaged should be identified and discussed.

Most people understand the importance of a home inspection when purchases a resell house (previously lived in).  Many people do not believe a new home needs an inspection.  When a new home is inspected, items that were overlooked or not completed during the construction can be addressed.  It is the builder’s responsibility to fix these items.  After the closing and a few years, when the time comes to sell, it will become your responsibility to repair these overlooked or incomplete items.  Also, there are a few issues with new construction that can happen (sewer lines broken, gas line to furnace missing, etc.) that should be checked prior to close.

Sometimes, there is an issue in your own home that is causing a problem, but you are just not sure who to call.  A limited scope inspection can be done to determine the issue and help determine which contractor/trade is needed to repair the problem.

I am buying new construction. Do I need an inspection?
A new home should be inspected for a few reasons.  Sometimes, existing components are damaged when new components are installed.  There are many times items that should have been fixed during the construction process are found by the inspector for the second buyer of the house.  A second set of eyes helps assure a quality home.
What is covered in a home inspection?
The home inspection is divided into a few basic categories, which are the structural system, the electrical system, the HVAC (heating, ventilation and air conditioning), the plumbing system, and the appliances.   There are some houses that have other components, such as a pool, or other types of inspections, such as a termite inspection, that are not part of the standard inspection of a house.  These can be scheduled but are an additional cost.
What is not covered in a home inspection?
The home inspection is a thorough inspection, but there are limits of what an inspector can do.  There may be locked doors, or damage that is not visible.  No destructive testing can be done, so drywall cannot be cut and removed to see what is behind it.  A roof may be too steep or too wet to climb onto for a close up inspection, for example.  Instead, the inspection would be done from the ground with binoculars.  
When should I schedule the appointment?
This depends on the type of home that is being inspected.  If it is new construction, the builder should be able to give a day when the house is ready for inspection.  For a resale, the appointment should be scheduled as soon as the contract is executed.  There is a period of time, called an option period, set aside for inspections.  This is the time to do a thorough evaluation of the home to determine if there are any issues that are “deal breakers”.
How long does an inspection take?
A home inspection is a process that depends on a few factors.  The size of the home is the most obvious, but the age is also a factor.  The more complicated the home, the longer it will take.
When will I receive my report?
Reports are usually emailed out 24 hours after the inspection is completed.
What forms of payment do you accept?
I accept cash, check, Chase Quick Pay, Pay Pal, Venmo, and Credit Cards.  There is a 3% service charge for Pay Pal and Credit Card payments.  Payment is to be made at the time of inspection.
